The Challenge
This pristine, well-located Mt. Pleasant office building was constructed in 2019 and leasing was initially handled by one of our competitors. However, after several months of little to no activity, ownership decided to make a change and hired Lee & Associates. At the time, the building was roughly 50% leased, and stakeholders were becoming eager to see some action.
Our Approach
From the start, our strategy was based on pinpointing the right targets at the right time. As a team, Davis, Harper and Yost are known for their deep and meaningful relationship network and we began leveraging this pool of prospects and marketing directly to exact-fit tenants. We took the time to truly understand the building, the location, and the opportunity, so we knew exactly what type of tenant we needed to be seeking.
The Outcome
Through this targeted outreach, we sucessfully landed the anchor tenant (Blue Sky Pharmacy). From there, momentum continued to build in the marketplace and snowballed into the remaining 2 lease commitments, bringing the building to full occupancy much to the delight of ownership.
