Client Services Specialist

Job Description

  • Manage the listing process by creating listing files, ordering and maintaining property signs, and coordinating the print and Internet marketing of listings by communicating directly with the Marketing Team.
  • Manage the listing proposal process by gathering information, performing any relative research and communicating directly with the Marketing Team.
  • Manage the maintenance of agent’s listings. Effective management of the agent’s listing pipeline is best done through daily communication and regular weekly meetings.
  • Internally track and monitor all property listings to ensure accurate dissemination of information, timely renewals, and marketing updates.
  • Input deal information, create commission invoices, and submit for payment.
  • Prepare miscellaneous contracts including listing, purchase, and buyer/tenant representative agreements, letters of intent, broker opinions of value, and addendums.
  • Coordinate agent/client meetings, showings, tours, and, occasionally, listing events.
  • Manage agent’s calendar, contacts, and professional social media accounts as requested
  • Assist with the day to day duties of the office including but not limited to serving as the secondary back-up for answering the main telephone line and maintaining company listing files.


Education and Experience

  • Bachelor’s Degree with proven 1-2 years of work history preferred
  • Experience in commercial real estate and/or marketing preferred
  • Commercial real estate education and license (provisional and above) a plus


Knowledge, Skills and Abilities

  • Knowledge of Microsoft Outlook, Publisher, Word, Excel and PowerPoint required
  • Knowledge of Buildout, Dealius, Constant Contact, Prezi, Salesforce, Apto, Cloze, and Adobe Photoshop, Illustrator and InDesign a plus
  • Knowledge of proper e-mail and phone etiquette
  • Ability to work effectively and efficiently in a fast-paced, deadline-oriented environment

Commercial Real Estate Agent

Lee & Associates Charleston is looking for experienced commercial real estate sales agents to join our growing brokerage team in Charleston, SC. We have been serving the Charleston commercial real estate industry since 1999 providing outstanding service to our clients.   • Earn new business through in-person contacts, cold calling, networking events, canvassing, and follow-up; give presentations to those who influence decisions and decision-makers and schedule face-to-face contact with prospective candidates requiring real estate needs
  • Assist in the development of agency leasing plans which consider current market conditions, occupancy levels, capital budgets, and disposition strategies based upon client objectives
  • Direct the development of integrated asset management and leasing plans. Includes operating and capital projections, and leasing assumptions to estimate annual NOI and cash flow
  • Respond to broker inquiries, conduct tours of property with prospective tenants, negotiate proposals and lease terms which conform to established leasing plan criteria (and prepare accurate analysis for determination of variance), negotiate leases, renewals, expansions, recasts and terminations on owner’s behalf
  • Coordinate and direct the efforts of all third-party vendors who provide marketing support services to the client including advertising and marketing firms, architects, and public relations firms
  • Produce and review all leasing activity reports for accuracy, revise and update as necessary
  • Maintain regular formal and informal communications with ownership, including scheduling and coordinating regular status meetings
  • Document all relevant processes, procedures and reports for leasing and management personnel, ownership and tenants (if necessary


  • Minimum of two years commercial real estate sales and verifiable track record required
  • Must possess a South Carolina Real Estate License or be willing to obtain license within 30 days if from out of state
  • College degree required
