When Allegiance Flag Supply realized they’d outgrown their warehouse in North Charleston, the challenge was immediate: they still had significant lease term remaining on a space that no longer fit their needs. Facing the burden of “dead rent,” they needed a solution fast.
As their broker, Dillon Claffey knew this was more than just finding a new space, it was about orchestrating a series of moves that worked for multiple parties. Working closely with the landlord, Dillon structured a deal that allowed Allegiance to be released from their lease while giving GutterSupply the room to grow.
But there was one more piece of the puzzle: GutterSupply still had a lease at their former West Ashley warehouse. Dillon immediately began marketing the property and within just 30 days, Azalea Performance signed on as the new tenant. The landlord approved a new lease, fully releasing GutterSupply from its old obligations.
